Since July 2010, the percent of homes in contract in Marin rose 8% from 22 to 30. Over the past year, we have seen a switch from a buyer’s market to a more balanced market. But though this may be the case for the overall market, current market conditions are different within individual niches.
As of the end of July 2011, the percent of homes in Marin priced under $1,000,000 in contract is at 40%, indicating that in this particular area of the Marin housing market it is a seller’s market. And 17% of homes priced over $1,000,000 are in contract. Here we see a buyer’s market.
